DLE Land Development receives authorisation for change of use at Landsberger Tor in Berlin-Lichtenberg
- Residential and commercial with a focus on residential and special forms of housing to be created from commercial
- District and development company respond to housing shortage
- Members of the urban planning committee approve the conversion of 39,000 square metres of gross floor area
Members of the Berlin-Lichtenberg urban planning committee approve the re-zoning of a purely commercial district. The plan is for Landsberg Tor to become a mix of residential and commercial uses, with a focus on residential and special residential uses. We approached politicians and the administration with the proposal to continue the building application already started in accordance with Section 34 of the German Building Code, but to switch to residential use within the given framework, and yesterday we received approval from the city planning committee,’ says Petra Müller, Director Conceptual Development & Communication at DLE Land Development.
On the 10,130 square metre site, 39,000 square metres of gross floor area are planned, with a focus on the special housing needs of students, senior citizens and residential groups. These are urgent needs that are in high demand in the district and in Berlin, says district councillor Camilla Schuler. This social component is crucial to the Landsberger Tor project, because otherwise it would be difficult to create the necessary facilities in the district.
A simplified authorization process will be used to facilitate rapid planning progress. According to Schuler, there will be no changes to the current process other than a change in the type of use. However, commercial use will remain part of the project.
Local amenities, such as supermarkets with bakeries, pharmacies and space for doctors’ surgeries, are important for creating a lively and functional neighbourhood at Landsberger Tor,’ says Petra Müller. As a planning company, however, our most important task at the moment is to alleviate the housing shortage in Berlin. The Lichtenberg urban planning committee confirmed this yesterday.
