DLE Logistics Fund acquires logistics property in Hagen with approx. 19,500 sqm of lettable space

  • Location: In Hagen-Hohenlimburg, directly on the A46, part of the Rhine-Ruhr metropolitan region.
  • The seller is the Berlin-based real estate investor LIVOS Group.
  • Change of benefits and burdens is scheduled for December 21, 2023.


The DLE Logistics Fund continues its success story by acquiring a logistics property in a prime location in Hagen, as part of an asset deal for the owners. Hagen is part of the Rhine-Ruhr metropolitan region. The seller is the Berlin-based LIVOS Group.

The property in Hagener Spannstiftstraße 45 has good connections to the center of the “Fernuniversitäts-Stadt,” which has around 190,000 residents, as well as to the A1, A45, and A46 highways, with the latter being reachable in under 600 meters. Hagen’s main station, only 15 minutes by car, serves as a crucial hub in the regional and international railway network in Europe. Hagen-Vorhalle station is one of the largest marshalling yards in Germany for freight traffic. The nearest international airport (Dortmund) is approximately 30 kilometers away.

The existing buildings on the property in Hagen-Hohenlimburg have a rental space of 19,495 square meters, with a 100% occupancy rate. The long-term main tenant occupies the majority of the space with 17,124 square meters of gross floor area (BGF).

“We conclude the year 2023 with an acquisition that ideally complements the DLE Logistics Fund portfolio. The property in a very good location in Hagen not only offers optimal transportation connections and an established logistics location in the southeast of the Ruhr area but also an attractive rental level with potential,” emphasized Dr. Kilian Mahler, Managing Partner of DLE Logistics GmbH.

Kunz added, “For the LIVOS Group, the logistics real estate markets will remain one of the most interesting business fields in Germany in the coming years, and we will continue to invest more intensively.”

Approximately 10.16 million residents live in the Rhine-Ruhr area, making it the most populous and densely populated metropolitan region in the country and one of the five largest metropolitan regions in Europe. North Rhine-Westphalia has been considered Germany’s most significant logistics location for decades.

The upward trend in rental prices for logistics properties continued throughout 2023. According to BNP Paribas, both prime and average rents increased by an additional 12% in the past 12 months. Due to ongoing space shortages in central logistics regions, it is expected that logistics rents will continue to rise more significantly in the future. This is also attributed to high inflation, usually indexed rents, and subdued construction activity.

The transaction was legally and tax-wise accompanied by GSK Stockmann on the buyer’s side, and Witte Projektmanagement handled the technical due diligence. The purchase price has not been disclosed.
