Residents surveyed in Königs Wusterhausen: majority in favour of developing ‘Königspark’ as a mixed-use neighbourhood

DLE Land Development GmbH, based in Berlin, is developing the ‘Königspark’ site in Königs Wusterhausen (Brandenburg) into a mixed-use district on behalf of the owner. Following a decision by the town council, the town of Königs Wusterhausen carried out a survey of residents in connection with the use envisaged in the development plan amendment procedure. After counting all the votes, 58% of the residents were in favour of the mix of commercial, residential and social infrastructure uses on which the DLE plan is based.

The current development plan for the approximately 56-hectare ‘Königspark’ site dates back to 1992 and provides for exclusive commercial use. In contrast, DLE’s master plan favours a modern mix of residential and commercial uses along the lines of the 15-minute city. The citizens of Königs Wusterhausen were given the opportunity to choose between the two concepts in a postal ballot. The majority vote encourages both the town of Königs Wusterhausen and DLE in their plans to initiate the development plan amendment procedure for the ‘Königspark’.

Petra Müller, Director of Conceptual Development & Communication at DLE, said: ‘I would like to thank the residents of Königs Wusterhausen for their broad approval of our plans. After two information events and the public debate on our project, the result of the residents’ survey confirms the high level of acceptance by the local population. Planning elements such as three day-care centres, a school and a 100,000 square metre park in the heart of the district have made it clear that DLE does not want to build a dormitory town on the Königspark site, but a modern and lively district that will create added value for the entire city.

On 27 November 2023, a majority of the Königs Wusterhausen town council voted to amend the 1992 development plan and, the following week, to amend the existing development plan. The outline plan for ‘Königspark’ was approved by the council in the autumn of 2023. These majority approvals were preceded by two information events at which DLE invited all interested citizens to contribute their opinions and ideas on the development of the project.

Dr Simon Kempf, Managing Director of DLE Land Development GmbH, said: ‘After the local political decision-makers have approved our plans three times by a majority, we are particularly pleased with the positive result of the residents’ survey. The result is an indication of the high quality of the work of our employees and specialist planners, as well as the high level of acceptance among the local population for a development that is geared to actual needs. At the same time, our progress in obtaining planning permission shows that DLE is successful in developing convincing concepts with a high level of acceptance for the conversion and redevelopment of areas of urban significance.

The town of Königs Wusterhausen, with a population of around 40,000, is located to the south-east of Berlin. Its location in the so-called ‘Boom Corridor Southeast’ is characterised by its proximity to the capital’s BER airport, the Tesla factory in Grünheide and the technology and science locations in the south of Berlin. Königs Wusterhausen has excellent transport links to the A10 motorway and the B179 trunk road. The city centre of the German capital Berlin can be reached in 30 minutes by S-Bahn and regional trains. These factors are driving strong local growth.

DLE’s master zoning plan for ‘Königspark’ envisages the development of a mixed-use, DGNB-certified neighbourhood. Day-care centres, a school campus and other public and social infrastructure facilities will enhance the attractiveness of the future Königspark and support the city’s dynamic development. In addition to the planned 2,500 homes for all age and income groups, the 56-hectare site will also provide around 120,000 square metres of gross commercial floor space and 100,000 square metres of public car parking.
